How does Parametric estimate a home's value?
It looks at the property, its lot, the neighbourhood and recent nearby sales, using a model learned from Vancouver Island sales. It never uses the asking price as an input, and it shows the comparable sales and reasons behind the number.
How accurate is it?
We would rather show you than quote a figure. Every value comes with its comparable sales and reasons so you can judge it yourself. Bring homes you have sold and we will value them in a demo.
Is this the same as an appraisal?
No. It is an estimate of what the home is likely to sell for. Only an appraiser can give an appraisal.
Can homeowners use it?
Parametric is built for real estate agents and brokerages. It helps you give a seller a defensible number; it is not a public lookup tool.
