Parametric AI is a valuation and workflow tool for licensed British Columbia real estate professionals. This policy explains what personal information we handle, why, who else touches it, how long we keep it, and what you can ask us to do about it.
Parametric AI ("Parametric", "we", "us") builds property valuation and transaction tooling for real estate brokerages and their licensed agents on Vancouver Island, British Columbia. We operate the website at www.pmetric.ai, the web application at app.pmetric.ai, and the Parametric mobile application for iOS and Android (together, the "Service").
We are based in Victoria, British Columbia, Canada. We handle personal information under Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) and British Columbia's Personal Information Protection Act (PIPA).
The distinction below decides who you should contact about a given record, so it is worth reading before the rest.
Information about the brokerages and agents who subscribe to the Service, and about visitors to our website. We decide how this is used, and requests about it come to us.
When an agent records a buyer or seller in the Service, the brokerage remains responsible for that information. We hold and process it on the brokerage's behalf and under its instructions, as a service provider. We do not sell it, do not use it to market to those individuals, and do not use it for any purpose of our own beyond operating, securing and supporting the Service.
If you are a buyer or seller and want to see, correct or remove what is held about you, contact the brokerage or agent you dealt with. They control that record. If you cannot reach them, write to us at privacy@pmetric.ai and we will help you identify the right contact.
Our marketing website sets no cookies, runs no analytics or advertising trackers, and does not build a profile of you. Our hosting provider records standard server logs, including your IP address, the page requested, and your browser's user-agent string. Our pages load typefaces from Google Fonts, which means Google receives your IP address when a page loads.
If you submit the request-a-demo form, we collect your name, email address, brokerage or company, BC real estate licence number, and anything you type into the use-case, property or notes fields. We check the licence number against the British Columbia Financial Services Authority's public registry to confirm it is active.
For agents and brokerage administrators: name, work email, phone, brokerage affiliation, licence details, the MLS boards your brokerage is licensed for, profile photograph and branding assets, and your preferences and defaults for forms and reports.
If your brokerage uses the compliance features, we also hold the anti-money-laundering and FINTRAC details you enter, including your compliance officer's name and contact, your policy version, training date, record retention location, and the identity-verification methods you use.
Agents can record buyers and sellers, including name, email, phone, address, free-text notes, co-buyer and co-seller contact details, and transaction details. Depending on what the agent enters, those transaction details can include financial information: pre-approval status, amount and lender; deposit amount; mortgage balance and lender; possession and closing dates; occupancy and tenancy status; and the agent's note on the client's motivation.
Where an agent completes a FINTRAC individual identification record in the Service — required of them under the Proceeds of Crime (Money Laundering) and Terrorist Financing Act when acting on a purchase or sale — we hold what they enter about that buyer or seller. That includes government-issued identification detail: full legal name, address, date of birth, occupation or nature of principal business, and, depending on the verification method the agent used, either the type, document number, issuing jurisdiction, issuing country and expiry date of a government photo identification document, or the Canadian credit bureau and credit file reference number consulted, or the names and account or reference numbers of the two independent reliable sources relied on. These values are stored with the listing package so the record can be reopened and reprinted.
This is the most sensitive category of information in the Service. We do not use it for any purpose other than producing and retaining the record the agent is obliged to keep. It is held on the brokerage's behalf under section 2 above, and the brokerage's own FINTRAC retention obligations apply to it independently of ours.
Completed British Columbia real estate forms, contracts of purchase and sale, addenda, disclosures and the comparative market analyses generated in the Service, together with the field values used to populate them.
The app asks for camera and photo library access only when you choose to attach a photograph to a property record. Photographs you attach are uploaded to our storage and kept with that record. Please assume that anyone holding the link to an uploaded photograph can view it, and do not attach photographs containing personal information you would not want seen by someone outside your brokerage.
We hold property, assessment and MLS listing data, which can include the names of owners or parties where those appear in public land or assessment records. MLS listing data is licensed by each subscribing brokerage from its board, and agents see only the boards their brokerage is licensed for.
We keep two operational logs. Neither is used for advertising or sold to anyone.
The app stores a signed-in session, your preferences, and cached map tiles and images on the device itself so it works on a poor connection. Signing out or deleting the app removes this local copy.
We do not sell personal information. We do not share it with advertisers. We do not use client records entered by agents to market to those individuals.
Our valuation models are trained on closed sales and property characteristics drawn from MLS, land and assessment records. We do not train them on the contents of your client notes, your documents, or your messages to support.
For agents and brokerage staff, we collect and use personal information with your consent, given when you request a demo, accept an invitation or use the Service, and on the basis that it is necessary to provide a service you have asked for. You can withdraw consent by closing your account, subject to any records we must keep by law; withdrawing consent will usually mean we can no longer provide the Service to you.
Where an agent enters information about a buyer or seller, the agent and their brokerage are responsible for having the consent or other legal authority required to do so, and for telling that person how their information is handled.
We share personal information with the service providers below, only as needed to run the Service. We do not share it with anyone else except as described at the end of this section.

Two of these deserve a specific note. When you use the app's address search, the address text you type is sent to OpenStreetMap's Nominatim service to turn it into a location. And where an agent profile or learning article embeds a video, that video is served by YouTube, which means Google receives a request from your device when it loads.
We may also disclose personal information where we are required or permitted to by law, for example in response to a valid legal demand; to investigate a suspected breach of our terms or a threat to someone's safety; to our professional advisers under a duty of confidence; and to a buyer or successor if our business is sold or reorganised, in which case we will give notice before information becomes subject to a different policy.
Personal information handled by the Service is stored and processed primarily in the United States, and some providers operate elsewhere as shown above. This means it may be accessible to courts, law enforcement and national security authorities in those countries under their laws. We use contractual protections with our providers, but we cannot exclude lawful access by a foreign authority. If your brokerage requires Canadian data residency, contact us before subscribing.
Agents and brokerages have their own record-keeping obligations under BC real estate rules and FINTRAC that may be longer than ours. Those obligations are theirs, not ours, and deleting a record in the Service does not discharge them.
Access to the Service requires an account; accounts are provisioned to agents by their brokerage. Traffic is encrypted in transit. Every request is authenticated, and the application checks on each request that the account is entitled to the brokerage's data it is asking for. We log security-relevant events, we restrict internal access to production data to those who need it, and we review the code paths that enforce separation between brokerages.
We want to be straightforward rather than reassuring here: no system is immune. We cannot guarantee the security of information transmitted to or stored by the Service, and nothing in this policy is a warranty that a breach will not happen. If a breach occurs that creates a real risk of significant harm, we will notify affected parties and the Office of the Privacy Commissioner of Canada as PIPEDA requires. To request deletion of your account and the personal information we hold about you, write to privacy@pmetric.ai from the address on the account, with "Account deletion" in the subject line. Accounts are provisioned by your brokerage, so we will confirm the request with your brokerage administrator before acting on it. We will delete your account and the personal information we hold about you, except records we are required to keep by law or that belong to your brokerage rather than to you — client records, completed forms and identity records stay with the brokerage, and requests about those go to it.
For any of the above, write to privacy@pmetric.ai. We will respond within 30 days, as the legislation requires, and will tell you in advance if we need an extension or if there is a fee. We may need to verify your identity first. If we refuse a request in whole or in part, we will tell you why and how to complain.
If you are not satisfied with our response, you can complain to the Office of the Privacy Commissioner of Canada or, for matters under BC PIPA, to the Office of the Information and Privacy Commissioner for British Columbia.
If a real estate agent has recorded you in the Service as a buyer or seller, that record belongs to their brokerage. Send access, correction and deletion requests to the brokerage or agent. We will act on the brokerage's instruction, and we will pass a request on to them if you send it to us and tell you that we have done so.
The Service is a professional tool for licensed real estate professionals. It is not directed at children, and we do not knowingly collect personal information from anyone under the age of majority. If you believe a child's information has reached us, write to privacy@pmetric.ai and we will delete it.
We will update this policy as the Service changes. The version number and effective date at the top of this page always reflect the current version. If we make a change that materially affects how we handle personal information, we will give notice to account holders by email or in the Service before it takes effect.
